Why is the download size much bigger compared to the other 200-300 MB 1080p versions? Quality?

Possibilities are endless ...

That's right. They differ in size because their image quality (and also compression technology) is different.
Erai-raws's 1080p eps are AVC with a video bit rate of around 7500 kb/s while those 200-300 MB 1080p versions are HEVC with video bit rate of around 1500 kb/s.
However their difference isn't visible on screens below 50".
